We had stayed in the Hotel San Zulian before, and the staff were more attentive the first time we stayed. Also, we had a very poor room right across the hallway from the bar. The room was also very much smaller than the room we had the first time we stayed in the hotel (three years ago). The staff was able to move us after the first night, and although the room was still small, it was in a quiet location.
I do want to say that the location of the Hotel San Zulian is superb. And the rooms are clean. ... It was a great location, with fair rooms.

If your staying in Venice you would find it hard to find a better place for the money.
It's also very well situated .Very clean,and all the staff where very helpfull throughout our stay.

We took a water taxi from the Piazzale Roma, but because of high water in the canals, they could only get us as far as San Marco. So, we had to pull all of our luggage through crowds of people, mostly on the platforms. It was a nightmare. When we finally arrived at the hotel, exhausted and frustrated, and told the man at the desk what we had been through, he just asked for our passports, told us what room we were in, and that was that. We were given a very small room with no dresser and no place to put our luggage, not like what we had seen on the website. I went back down to the desk and was first told that was their largest room. He must have realized I didn't believe him, and soon he offered me a different room. I went to look at that one, and it was more spacious, had a dresser, and even a sofa. Of course we took it. ... This hotel cost more per day than any of the other five hotels we stayed at on this particular trip, yet the rooms were the most basic of all of them, lacking many of the amenities the others had. It had the most basic breakfast and less Italian hospitality than any of the others. ... Checking out went just fine. The staff member who checked us out was the one who was friendly and helpful (unlike the one who checked us in). He arranged for a water taxi pick-up in a nearby canal and a porter to get our luggage there. ... I had the impression from the website that this hotel was a whole lot nicer in ambience and hospitality than what it turned out to be. ... I would describe it as a very basic hotel, with basic accommodations, and not anything special. If it were a lot less money, it would be ok, but for the price we paid, we could have (and have on previous trips to Venice) done a lot better. I wouldn't recommend it.

It was handled profesionally. ... The management was flexible in their payment policy. We were suppose to arrive at the San Zulian hotel on January 9th, however because we were distracted by a cold in Florence we forgot and had to call that evening to say we would arrive the following day. They did not charge us for that night as they could have. We eventually extended our stay at the San Zulian two days and did a day trip to Verona. ... A pleasant, well managed hotel very conveniently located in San Marcos. Very good value when I stayed during off-season. Rooms, while not large by american standards, were new,comfortable, very clean, and well appointed.
