The owner of the hotel came to meet us from
the Vaporetta which was incredibly helpful and
saved us getting lost in the back streets of
Venice.

Strategic location, very near to St Mark Sq and Vaporetto, ideal for first timer to Venice even . Raphael, the hotel attendance, is very polite. I've got 2 rooms !! instead of 1 suite, since we were the only guest that night.

Have to climb 3 flight of stairs to reach the room,but what do you expect in ancient town like Venice. Just travel lightly or separate your stuff into small luggage.

We paid for 1 room but got 2 rooms instead!!

The suite room was a bit hot during end of spring and summer, since the master bed were located on the attic. another aircon unit would be better.

We arrived a couple of hours later than expected, and in spite of this the receptionist hadn't left and had been waiting for us, which was a great relief.
We were really grateful.

Someone from the hotel actually came to the waterbus stop to meet us and take us to the hotel which was very helpful.

All the hotel staff were very helpful throughout the stay. The description and facilities listed on the website were accurate.

Although our leaving time was outside the staffed receiption hours the hotel staff kindly agreed for us to have a key to the hotel so that we could leave our luggage behind receiption for most of the day and then pick them up when it was time to get our flight.

Just that there is no breakfast room so that if the weather is bad and you are unable to sit on the terrace outside, you have to take breakfast in your hotel room.

Someone from Locanda met us near the boat station to walk us to the accommodation. It was not too bad a walk as we had wheeley cases however our mothers found it quite hard work, it maybe helpful to have a trolley/porter available to help especially the more elderley! Then a massive hike up two flights of stairs! I had also confirmed two twin bedded rooms however they were doubles! The enclosed was not a huge problem (especially after a glass of proseco)but maybe a suggestion to mention when booking this accommodation that it is not easy to reach and to build your muscles up for the stairs!

The front door could do with a little attention as it was falling apart and it is not very good for first impressions!
Also if you had not been met by a staff member it does not have the name of the accommodation above the door, just the house number.

As above!! It is a great location for getting around Venice and I would recommend it to others who visit.

You do wonder what you have booked on approach to the accommodation (down a dark alley and quite a sruffy back street) but once inside the accommodation it is to the normal excellent standard that you would expect from by.com having used them several times over the past two years. The loaction is great to see Venice in a couple of days and there is a great osteria that comes alive at the end of the street which beats all the touristy places!

I was met at the vaporetto stop, which was a nice surprise. The key to my door was very stiff and the receptionist sorted that for me.

The room was very, very small and dominated by the bed with no room to sit down. It was also quite noisy but I never worked out why! The bathroom was lovely although I had to ask for more shower gel. I was asked on the first day at what time I wanted breakfast but never asked again and breakfast was unexciting.

I had to check out the day before I left and the receptionist was quite off hand and rude.
