Only one small confusion for us in the directions as far as which side of a store the street was located, but took only a minute to investigate and figure out. Otherwise, our arrival was easy and staff very friendly and flexible with our travel schedule (train ran late so we arrived around 8pm).

The room was much larger than we were expecting, but the furnishings matched exactly. We had the most space of anywhere we stayed and they served breakfast right in your room at the time you request. Great space with excellent location right next to St. Mark's square.

Price is high, but comparable to anything else in Venice (expensive city!). However, we thgought it was a great value based on the quality of the room, amenities (A/C and private bath), and location.

Very helpful and friendly - we were 'obviously' hot and we were offered bottles of water straight away - a nice gesture.

Ideally situated for visiting the sites of Venice, breakfast in your room was a very pleasant experience. Staff were genuinely friendly and helpful - always smiling!

two charming bedrooms on the third floor of an old residence with every modern standard, very near to San Marco and Rialto Vaporetto stations, stylish furniture as in the online foto, all IT facilities - although not easy to get to work the digital satelite receiver - very kind and helpful staff, punctual and discrete breakfast service, very quiet in front of San Zulian and very central indeed. A place to come back to. Barbara

They state all rooms have a balcony, but ours didn't. This didn't cause any problems the room was lovely.

We had to leave early for our flight, so they did our breakfast out of the usaual hours, which was much appreicated.

The room was furnished to a high standard, very clean. Fresh white towels in the bathroom and crisp white sheets on the bed and the bed was very comfortable. Excellent locaction in very short walking distance to all attractions. Peaceful and relaxing.

I did not know I would be halling my luggage up four flits of stairs and asked for help and was told she did not do halling of luggage. They do not have a elevator.
