After getting off the vaporetta at the first stop the instructions are clear until a problem arose when we did not realize there was a very narrow alley to pass through from Zen to the street of Casa Mimma. If we had not met a lovely lady who showed us the short narrow opening we may not have found Cassa Mimma so easily. This needs to be marked much more clearly on your map.

Next time I would request a ground floor room for easy access unless there is a lift (for baggage) of some sort installed before my return? It is just such a shame that there was no way of getting heavy luggage to our room other than up the stairs. However, the staff did offer to carry our bags.
Perhaps the management could think about providing the amenities to make coffee and tea at any time. This is a very common service all hotels and B&B's in Australia offer and a 'cuppa' is very welcome at the end of a long day.
I would like to thank Casa Mimma B&B for a lovely stay in Venice.
ps - perhaps I should travel with a much lighter bag!

Reception was very helpful in allowing us to leave our bags downstairs for several hours after check-out until our train was due to leave later in the afternoon. This was fantastic as it allowed us the freedom of a few extra hours to see more of Venice.

Clearer directions to get there once you are at the end of Via Zen would probably help. Great coffee lattes and big pots of tea at breakfast!

Delightful little B&B, great location, yet very quiet, with a lovely outside courtyard to sit and enjoy a wine at the end of the day.

Venice is a very interesting city. We found the hotel without too much bother. It was a very lovely place with a beautiful garden we enjoyed sitting in the evening. The staff was very polite and helpful and made sure we had everything we needed including a wonderful breakfast each morning.

The staff was very kind to hold our luggage for us after checkout while we toured the Doges. It was there waiting for us when we were ready to leave. Thank you that was very helpful.

The garden was lovely and you could hear the church bells ring. It was conveniently located to some excellent restaurants, the water taxis and shopping.

We had a little trouble finding Casa Mimma. The directions are rather vague. The map is accurate for the most part, but what's not clear from the map is that Campiello Orsetti narrows to a very small walkway at it's north end. We walked past it twice before eventually noticing it.

Our stay was nice for the most part. The setting is lovely. Unfortunately, there was some loud talking late at night. I think it was some other guests; I suspect that that problem isn't common. The breakfast was a basket of breads and coffee; simple, but adequate.

We were able to leave our bags and pick them up a few hours later when we were ready to leave town. This was very helpful.

Although we found the property the street name in not very clear, it seems to change as you go around the corner. It could be a little better explained.

The day we left ou room, unfortunately it was raining very hard, we were able to return for our cases later in the day. the owner was very helpfull.

The reason why directions were confusing was because it was in Venice and the areas close to the canal are very difficult ot navigate. Other than that Walter was great and very welcoming.

They even came to meet us at the train station to ensure we didn't get lost. It is walking distance to the station. Small room for 4 but very clean and comfortable with a nice simple breakfast. Thank you

There was evidence of mosquitos killed on the wall by previous guests. The Bed covers were not clean. The host did not advise us of the mosquito repelant machines

Terrific location, spacious. Only bad thing was that our ground floor room had a sewer odor that came from the bathroom floor drain. I think other rooms on upper floors probably didn't have this issue.

Great location, especially for making train connections or catching a vaporetto. Just make sure you get a 1st or 2nd floor room.

he plane was late and the proprietor came to
meet us at the Piazza Roma and walked back
with us - this was fantastic and we wouldn't
have found it otherwise.

i hsd not read the small print that stated
they wanted cash payment not by card - ( i
had used a card on line to secure the
booking) this was a problem finding a bank
nearby to get out the cash - this could have
been highlighted in the booking procedure so
would have bought enough euros with us.

the hotel was good value for money in Venice
- but Venice is very expensive compared to
other cities
it was very relaxing to get away from the
crowds around St marks and Rialto bridge- the
local square was used by italians more than
tourists - a nice change, and had a farmers
market on the saturday

from hustle and bustle of one of main walking
routes, good location for variety of
activities
