I had stayed there before so I knew how to get there. Details about what Vaporetto line to take and the stop would be a nice extra to give to customers. Even though I had been there, we took the wrong vaporetto and saw the industrial side of Venice rather than the Grand Canal!

They let us in early so we didn't have to lug our backpacks around Venice. Always pleasant to deal with.

Everything was as mentioned and the hotel was only a matter of moments away from San Zaccharia Vaporetto. However the directions could have been a little more specific (the little alley/street that this hotel is on was a little difficult to find.

Everyone knows that Venice is Expensive and that Rooms are quite small and bathrooms smaller.(its a given).
But this little gem of a Hotel exceeds expectations. It was just perfect.
We asked for and received a Roof Terrace room, which was fantastic. It gave us another room and would thoroughly recommend it (weather dependant of course as there is no covering on the terrace).
It's proximity to evrything is just brilliant yet it is somewhat secluded as well and does not suffer from the human traffic that one might expect (especially being so close to San Marco Square.)
I would have no hesitation in recommending this to Family friends and colleagues and it would certainly be my first choice of accomodation when next in Venice.

The fact that even only a couple of streets back from San Marco Sq and 100m from the Vaporetto stop that it is remarkably tranquil and void of much of the human traffic in venice.

I don't know if this was on the web site, but the location is very close to the water bus, so we didn't have to tote our luggage very far. That was very nice.

After walking around in circles we called and they directed us. The map just wasn't detailed enough. After getting off the ferry, we couldn't tell which direction to head. It didn't help that it was dark by the time we arrived.

Great location just off the water, hidden a bit so it was quiet, good size and pleasant rooms, very clean. The breakfast was great, typical european breakfast but they did indulge me with a cappucino each morning.

We enjoyed the hotel very much although we drove on to the island and parked in the garage. We were then directed by 3 men with walkie talkies to waiting water taxis that charged 60Euro for 4 of us! We were directed away from the actual ferries that were meant to bring us right in front of the hotel. Very sneaky and not a pleasant experience to start our stay in Venice.

We had the topmost suite and it was very roomy and pleasant!
Very clean and updated. The only thing was the A/C only had one temp, and that was COLD! :) Other than that, it was all we expected!

I would definitely recommend this location to a friend. The food quality in the morning was excellent, and the location in regards to St. Marks and other attractions, including restaurants and ferry service, was excellent.

We arrived early to the hotel (before check-in) but we were able to store our luggage without any problem. We checked in later that day and our rooms were exactly as stated. we stayed on the second floor and there was a lift if needed. However it was a short flight of stairs which we used each day.

The staff was very helpful at all times. They suggested places to eat in the area and accomidated us with a free boat ride to Morano Island for a tour of the glass factory. The rooms were a bit smaller than anticipated but it was not an issue. The bathrooms were clean with all the supplies we needed. The breakfact was as stated on the website with cheeses, meats, cereal, pastries, juice, coffee, tea and cappuccino.

We had to catch an early boat ride to the mainland and all paperwork was ready and waiting for our departure that morning. The hotel staff reaffirmed what boat we should take and it was just a short walk down the street.

The hotel was well situated near St. Marks Square and the Doggs Palace. Also you could book a Gondola ride just a few meters from the hotel. It was quite in the evening and easy walking distance to all major sites and attractions. Many good Restaurants and shopping near by. While it could be a bit trickly to locate the street the hotel is located on, if you take the correct boat it drops you off right in front of the street. I would definitely recommend this hotel to a friend.

The room was exceptionally clean - we believed we were the first people to ever stay in it! I anticipated a 'small' room - you here so much about Venetian rooms - though small, it was not as 'tight' as I had anticipated..., or feared!

This is a very nice little privately run hotel in a fantastic location near to St Mark's Square. For the location it is very reasonable.
Staff were all very polite
Continental breakfast is more than sufficient to set you up for the day.

Venice is so confusing. I found the property by luck and asking the right person once I was close. They knew exactly where the hotel was. Reception was very nice and helpful.

Centrally located. Nice staff. I didn't have breakfast, but it looked standard. The room was the size of others in it's price range. The bathroom was bigger than most. Furnishings were basic chain hotel issue. Nothing fancy, or unique.

The location was ideal for arrival and departure to the airport via vaporetta. The staff was very helpful and always pleasant. We appreciated the security. Our room was comfortable and morning breakfasts provided plenty of nourishment.

Terrific location was the main attraction (picked from Frommers) but the hotel was very quiet, comfortable with good size room (bathroom a little cramped but, heh, this is Venice)and helpful staff. Breakfast was better than we expected - not just the bread roll and coffee, but a good selection of cereals, fruit, cheese etc that was regularly replenished. Would we stay there again? Absolutely!

We were disappointed that the internet services were not working during our stay. Also, we had booked a quad room, but it really was too small for the four of us. We were lucky to get another double room down the hall. I think the rooms could use fresh paint and better furnishings. The people and the breakfast were wonderful, though.

I would explain how to find the hotel in greater detail. It is so close to the vaporetto stop, we asked several people and wandered across several bridges before stopping into a hotel to call for clear directions.

I would say that is well located to San Marco square and the vaporetto stop. I would say it has charm, but that the rooms are small and not be be updated. The front desk staff are wonderful and helpful and the breakfast is very good.

The internet service was out of order during our entire stay, which when we arrived we were told internet service is available.

There was a limited choice for breakfast. When the cold meat and cheese selection ran out, it was never replaced. This meant that you had to have breakfast before 8:30am to ensure you got some food, when breakfast was stated as running until 9:30am.
