there was a young lady there upon arrival who was accomodating and pleasant. The next morning the older woman was a bit more agitated esp because we wanted to use the computer to alert our families that we had arrived in Lucca. She did not want her computer used. The only phone available was also at the front desk and there was only one and I got the impression it was a burden for us to use that too.

The matresses were wonderful, a very important thing. The bathroom was spacious and new, very clean and private. We had a balcony which we loved as the weather was pleasant. The room could be any temperature you wanted. There was plenty of heat and it came up quickly and it was well ventilated as well. The decor was simple but new and good looking. We had our own front door to come and go as we pleased which we enjoyed as we didn't find the personalities of the proprietors consistently friendly so this way we didn't have to pass their front desk. The location was perfect and the breakfast excellent and friendly at the Grogheria around the corner. We saw from our walking that we backed up to an immigrant housing complex, at least that is what we thought it was but it was not a problem at all.

No one stated that we could not check out until after 9:00 on Sunday morning.We were ready at 8:00 so we had to sit around waiting for the staff to arrive for checkout.

We would definately go back. It was like having your own apartment with a cleaning service. It was comfortable. We wish the older woman would have been friendly. Instead, she had a bit of an attitude.

We arrived at 4:00pm. The doors were locked, but the sign on the door said someone would be there from 3pm - 8pm. We had to wait for about 20 minutes before the receptionist arrived. We didn't know how long we would have to wait, or indeed, whether anyone would even show up. This was a little stressful.

The receptionist was very helpful in showing us where to park our car. She drove to the lot, and we followed. She got the ticket and explained as best she could about the parking rules. We appreciated this.

The rating in #9 is a bit misleading. I might have said it was worse than expected -- but I had no idea what to expect! We knew we were in a 'dependance' room. This was an apartment three floors up (no elevator) in a building half a block from the B&B. The room was large and adequate, but there was no 'ambiance.' We would have preferred being in the B&B where there was at least a terrace (as far as I could see, anyway). When I made the reservation, I wasn't aware that this was what a 'dependance' was.

The receptionist who checked us out could speak some English, which was helpful. The person who checked us in could not.

Be clear about the meaning of 'dependance'. And let people know they have to carry their luggage up three flights of stairs.

It's okay if you can't find anything better for an equivalent price. You'll be isolated from any other guests or the primary B&B. No place to sit out and enjoy the evening.
