Modern, comfortable, accommodating and quiet. The breakfast offered was first rate. If you enjoy walking, the location of the hotel is ideal since almost everything of interest to a tourist in Rome is within reasonable reach without having to endure the noice and traffic of tourist

The CD player in the room - especially with speakers in the bathroom - was a really lovely touch. Also loved the bathrobes. Room was very clean and stylish.

Staff and services were excellent in every respect. My daughter and I loved this little hotel and will recommend it to other travelers to Rome. We liked the location, enjoyed the exceptional breakfasts and really appreciated the help we received from the staff with all our requests.

We liked the place. It was a silent place to
come back after a visit to the turistic places. We liked the the little 'Atrium' to
have breakfast (or a late glas of wine) in the open air. Of cause kids liked the playstation. This compensated to small family romm.

A friend of ours had previously stayed at the same hotel so gave us directions from the metro!

We found all the staff very friendly and courteous

The staff were very happy for us to leave our bag with them and come back and get it later, this gave us a chance to do some last minute sightseeing on our last day.

We arrived at 9 am, as our flight from Singapore landed. The room still occuppied-as we told before, but the staff over us breakfast and washroom. A warmth welcoming.

We arrived very late (around 12:30 a.m. local
time, and found someone at the desk ready to
let us in the locked front doors. All front
desk personnel spoke English well enough to
help with our every need.

The breakfast was among the best we had during
our two-week stay in Italy. Fresh breads,
fruits, meats, cheese, yogurt, juice, etc. The
salami was butter soft and the best I'd ever
eaten.

Pino, the front desk staffer, arranged a much
less expensive return taxi ride to the
airport. On our own, arriving, we paid 75 euro
for a mini van trip. Pino got us back to
Fiumicino in a Mercedes for 45 euro. If guests
can, I'd inquire as to whether the hotel can
arrange one coming as well as going.

The rooms are nonsmoking, but unfortunately,
people do smoke in them despite the hotel's
best efforts. I wish there were some way to
disinfect the smell of smoke prior to a
nonsmoker's arrival. Our room held the
vestiges of smoke our entire three nights,
four days. We would also like to add that the
Franklin had the best air conditioning of all
our Italian stays, and it was a very cool
respite after long, hot, humid days in the
Agosto days of Rome.

Small by American standards, but then most
European hotel rooms are. But we weren't in
Rome to lounge in the hotel. We slept and
showered there, and it was clean and cool
with snow-white sheets and oversized bath
linens. The staff were friendly, and went out
of their way to help with over-the-top
requests (Pino phoned our family in Tuscany
who don't speak English and translated our
arrival for them).

Great place to stay. The staff were WONDERFUL .. we would stay there again in a heartbeat!

The only comment I would like to make is that our web connection never worked and that our room apppeared to have some water damage on the floor by the walls. Other than that, the staff was very helpful, the breakfasts were fabulous, the music was terrific and we really enjoyed ourselves. Thanks for the kindness and generosity. Donna Nathanson

There was a mix up about collecting our group at the airport but when no-one showed we were able to find our way to the hotel quite easily and cheaply.

Great place to stay! Very friendly, helpful staff. Small but comfortable room with beautiful patio for breakfast! Very clean and high tech bathroom. Great location to walk to the Vatican and numerous great restaurants and cafes.
